***All properties on our site show current status as just the property address means that the unit is “available” and [RESERVED] which is “Pending Lease Signing”(appointment being scheduled for a group lease signing at the unit).

*If you would like to apply for one of our ISLA VISTA units you may apply online from the “Online Application” tab above and please submit one application per person in your group.
We must have all applications in for your group for each person in your group to approve a group for a unit.
*All current tenants IN ISLA VISTA wanting to request stay extra days past your lease end date will need to turn in a request “IN WRITING” and turned in to our office as stated in your move out packet emailed to each tenant in May. The request needs to include your unit number, specific date past your lease end date, names of each person requesting extra days as well as contact phone numbers for each person listed in the request. We do not approve requests that exceed 3 days past your lease end date.

How to Rent One of Our Units In Isla Vista:
*WE WILL BE SIGNING LEASES AS WE APPROVE APPLICATIONS
Current ISLA VISTA tenants wanting to release your unit for the next year term after your lease has ended must request “IN WRITING” that your group would like to continue and sign a new lease. You must schedule an appointment, have a new lease signed to secure your unit for the next year term by November 30, 2015 as your lease states. We will not hold units, you must have a signed lease to secure your unit.
There is no charge to apply with us.
We offer priority to all current tenants to renew or to choose another of our properties based on the have satisfied all lease terms and conditions during the lease term.
We will call you as soon as your entire groups applications have been received.
We offer units to the first group of applications submitted and approved.
All documents are available for download. Parents can view our lease on our site and also print out the third party guarantor form due at lease signing. (Please make sure that applicant’s name and prospective address are on the forms.)
All forms turned in MUST BE FILLED OUT COMPLEETLY. A copy of driver’s license will be taken at lease signing, and the third party guarantor forms must be accompanied with a copy of a parent/guardian’s drivers license when turned in at your lease signing appointment.
Total Security deposit is due at the lease signing. We accept check, money order, or cash. We do not accept credit or debit cards. Deposit amounts are listed on the property listing description. The exact amount will be given to you at lease signing or emailed before. Please make sure you have your checks made out to the correct name pertaining to the specific property your are leasing which we inform you of. Please email us if you have not received specific information from us who to make checks to for your specific property.
*Apartments pay just a one time deposit amount at lease signing.
Appointments to sign a lease must be made within 24 hours of your approval. We cannot hold apartments!!!
We only accept one check for rent each month for Rent. All people in your group must be on the lease at the lease signing appointment.
All lease signings are at our office, located at 75 Aero Camino #D, Goleta CA 93117 (off Hollister Ave.).
First month’s rent will be due at the time of your move-in day in order to acquire your keys. All of your paperwork and payments must be turned in to move in. NO EXCEPTIONS!!!
We will email all designated “contact persons” in June to inform you of your move in information.
We will not hand out keys to subleases. We do allow subleases as long as one person from the lease is residing at the property during this time. We do not accept rent from subleases. You will need to have a sublease form turned in and approved. Forms for subleasing are available on our web site under forms.
